Vicinity Realty Services, Inc. acts as agent of vacation rental property owners.
Deposit for confirmed reservation:
A deposit is required to secure your reservation. We must receive payment of deposit by personal check, money order or credit card within 7 days of initial booking. Once it is received, your dates are officially reserved.
The balance of the rental payment is due 30 days prior to your scheduled arrival, otherwise the booking may be cancelled and the deposit forfeited for non-payment.
Security Deposit:
A hold is placed on your credit card to repair any damage that may take place during your stay, normal wear and tear excepted. Missing/stolen itmes from the unit will be replaced and charged to the damage deposit.
Cancellation/Refunds:
If you cancel more than 60 days prior to your scheduled arrival, your deposit will be returned, minus a $100 administrative fee.
If you cancel less than 60 days, but more than 30 days, prior to your scheduled arrival, you will forfeit your entire deposit.
If you cancel less than 30 days prior to your scheduled arrival, you will forfeit full payment of rental fees.
The first day of the rental, there will be no refunds for any reason.
No credit will be given for shortened stays due to late arrival or early departure.
Utilities:
We will pay all utility costs (water, heat, electric, trash removal).
Linens and Kitchen Supplies:
We will provide linens and towels, as well as starter paper products and some basic cooking supplies.
Other Important Points:
We mutually agree to the following:
§ The property will not be occupied by more people than we have specified in the rental agreement.
§ You will not allow dogs, cats, or other pets onto the property without owner/manager’s written permission.
§ Smoking is not permitted inside.
§ Neither you nor your guests will use illegal drugs on the property.
§ You will take care not to play excessively loud music or otherwise create a nuisance to the neighbors. The Sheriff’s department strictly enforces a noise ordinance that begins at 10:00PM.
§ You agree to hold owner and his agents harmless in the event of damage, loss or injury to you, your personal property or guests.
§ The unit will be clean when you arrive, and we request that you leave it in good order. Please see that the dishes are clean and put away before you leave. Housekeeping will not clean them.
§ You will notify us promptly of any damage or problems that arise.
§ Unless there’s an emergency, we will notify you 24 hours in advance prior to entering the property during your rental period.
§ Guest acknowledges that this is NOT a tenancy for the Property. The Property is not rented for long-term residency and is taxed and treated as a transient occupancy, akin to hotel accommodations. Property laws do not apply to the license granted herein, and the Guest may be removed as a trespasser immediately upon termination of this license.
§ Guests are prohibited from engaging in any unlawful activity or any other activity that constitutes a nuisance. Violation of this provision will result in immediate eviction without refund, and Guest will be held liable for any damages to the Property, contents and grounds.
§ If a hot tub or spa is located on the premises, it is provided for the enjoyment of adult guests. Please keep children away from the spa/tub unless there is constant adult supervision.
§ Check-out procedures: Prior to checkout, all dishes should be washed and put away (the cleaning service charges extra to wash dishes, the extra will be deducted from your deposit). Towels may be left on the bathroom floors, and beds may be left unmade.
§ HOUSE PARTIES ARE STRICTLY PROHIBITED AND GROUNDS FOR IMMEDIATE EVICTION.
§ If a personal check is returned for non-sufficient funds, you will be charged the amount levied by the bank for NSF charges.
Force Majeure. There may be circumstances beyond our control and contemplation, in which the property might not be available for your booking. Examples of these include (but are not limited to) destruction of or severe damage to the property. In the event of Force Majeure, we will do our best to make alternative arrangements for you where possible. If we cannot, or if the alternative arrangements are not acceptable to you, then we will refund all monies paid. This will be the full extent of our liability to you in such circumstances, and we will not be responsible for any other costs connected with any such cancellation, howsoever arising. |
